Be on your Guard:

  • Check the credentials of the professionals you use, i.e. Estate Agents, Solicitors, Surveyors.
  • Always go to a reputable Auctioneer or Estate Agent, who is licensed by one of the professional bodies.
  • Always consult with your Solicitor before you sign anything or hand over any deposit.

Buying a Pre-Owned Home:

  • Avoid being rushed into buying a property. Some owners may try to encourage you to make a hasty decision by mentioning that another potential buyer has already made an offer.
  • The reserve quoted on property for auction tends to be conservative. Check it against similar homes sold in the area to see how realistic it is.

Buying a New Home:

  • Due to continuing demand for new homes, it is advisable to arrive well in advance of the advertised opening times to beat the queue. You may have to pay a deposit immediately to secure the property.
  • Ensure that your builder has registered the property with the Homebond scheme, which provides certain assurances in relation to the property.

Buying Off-Plan:

  • Make sure that you understand the plans fully. It is safer to get professional advice before you pay a deposit – a surveyor will consider aspects such as area/size, views, daylight, privacy and future building plans.
  • Ask for the completion date – bear in mind that the process is complicated and prone to delays.
  • A builder must provide buyers with an insurance policy or banker’s ‘termination’ guarantee to protect against the builder going bankrupt before construction is complete.
